Airbnb is moving every remaining host from the 3% split fee to the 15.5% host only fee. Outside the European Economic Area, that lands on 15 September 2026. Inside the EEA and Switzerland, 13 October 2026.

What to change before the deadline
- Raise your Airbnb rates by 14.79%, call it 15%, just to stay flat on net income.
- If you are not VAT registered in Europe, the number is higher: 18.6% in Spain, 18.4% in the UK and France, 19.0% in Ireland and Portugal.
- Check your channel manager markup. One built for 3% has to become 18.34%.
- Compare against Booking.com and your direct rate before you push. Airbnb now shows a single price with no guest fee on top, so your parity picture changes.
Do my existing bookings change? No. Reservations made before your switch date keep the old fee structure.
