Revenue Management in Miami and South Florida
Independent revenue management for hotels and short-term rentals in Miami-Dade, Broward and Palm Beach. Remote first, with meetings in person in South Florida when they are useful, in English and Spanish.
Who it is for
Independent hotels and rentals in South Florida
Profit Guest Services is based in Miami and works with independent and boutique hotels and short-term rental operators in Miami-Dade, Broward and Palm Beach, as well as remotely across the United States, the Caribbean, Latin America and Spain.
- Independent and boutique hotels in Miami-Dade, Broward and Palm Beach
- Short-term rental and vacation rental operators in the same three counties
- Owners based abroad with property in South Florida who need a bilingual counterpart on the ground
- Mixed portfolios where the same team looks after hotel rooms and rental units
- Teams that work in English, in Spanish, or in both
Market context
A South Florida calendar does not behave like a year-round city
Being based in Miami changes little about the method, which is the same anywhere. What it changes is the context around it: the shape of the year here is very specific, and a rate strategy that ignores it will misprice the same dates every season.
- A high season concentrated in the winter and spring months, when the market prices very differently from the rest of the year
- An events calendar that concentrates demand on specific dates: Art Basel Miami Beach, the Miami Open, the Formula 1 Miami Grand Prix, Ultra Music Festival and the Miami International Boat Show, among others
- Cruise turnaround traffic, with its own pattern of pre-cruise and post-cruise stays near the port and the airport
- Hurricane season, which brings quieter stretches and a booking window that behaves differently
- Source markets in several languages, with Latin American and Spanish demand alongside domestic United States travel
None of that is a forecast for your property. It is context. What a specific date is actually worth for your hotel or your units depends on your product, your comp set and your own booking history, and that is exactly what the free audit measures.
What is delivered
The same two services, applied locally
There is one method and two ways of applying it, depending on whether you sell rooms or units. Both start from the same free audit.
For hotels in South Florida
Pricing and inventory, comp set, distribution and reporting, run as one system.
- Dynamic pricing built around your real demand cycles, with length-of-stay rules
- Comp set analysis, minimum five real competitors in your market
- Channel mix audit, commissions and cost of acquisition, direct channel growth
- Structured daily and weekly reporting, KPI dashboards and forecasting support
- A full year calendar of events and demand spikes, mapped out in advance
For short-term rentals in South Florida
Multi-listing pricing, minimum stays, channel mix and owner reporting.
- A rate strategy per unit instead of one curve for the whole portfolio
- Minimum stay strategy for compression dates and shoulder nights
- Airbnb, Vrbo, Booking.com and direct channel mix, with the cost of each
- Listings optimized channel by channel
- Owner reporting and KPI dashboards built around your operation
How the work runs
Remote first, in person when it is useful
Pricing, distribution and reporting do not need anybody in the room, so the work is remote first. When an in-person meeting is genuinely useful, a strategy session with owners or a walk-through of the property, that is possible across Miami-Dade, Broward and Palm Beach. Outside South Florida the work runs entirely remotely, as it already does across the United States, the Caribbean, Latin America and Spain.
The Free 360 Revenue Audit
A competitive set of five properties in your market and a full rate analysis, then your distribution and acquisition costs: channel mix and direct booking savings. In a short call we walk you through the complete analysis. Free, and with no obligation to work with us.
The plan
A written list of concrete opportunities and next steps for your property, read against the South Florida calendar: which dates you are underpricing, which channel is costing more than it returns, and what to change first.
Ongoing support
If it makes sense for both sides, the work continues: pricing and availability decisions, distribution control, reporting and forecasting support, at a rhythm your team can absorb. Scope and fees are agreed in a call, not guessed from a web page.
What is required from you
The audit needs a form. The work needs data.
The free audit only needs what fits in a form: property type, city and market, number of rooms or units and your booking website. What comes after needs access to your own numbers.
- Read access to your PMS or channel manager, or exports from it
- Access to your booking engine and, for rentals, to your pricing tool if you use one
- Historical data: at least the last full year of bookings by channel, where it exists
- Your rate plans and room types, or your unit list with capacity and product
- Someone with authority to approve and apply the changes
Limits
What is not included
- Marketing production, photography and advertising campaigns
- Operations, staffing, housekeeping and guest logistics
- Licences, permits, taxes and local compliance, which belong with your own advisor
- The market context on this page is public knowledge about the South Florida calendar, not a projection for your property
- Guaranteed numbers. Nobody honest can promise a percentage before seeing your data and your market
- Local case studies. None are published on this site, and no testimonial has been invented to fill the gap

Questions
Frequent questions
Do you have an office we can visit?
Profit Guest Services is a remote-first consultancy based in Miami. There is no walk-in office. Meetings happen by video call, and in person in Miami-Dade, Broward or Palm Beach when there is a reason for it, such as a strategy session with owners or a walk-through of the property.
Do you only work in Miami?
No. Miami is the base. The work covers the United States, the Caribbean, Latin America and Spain, and every service is delivered in English and Spanish, which matters when the property team, the owner and the source markets do not share the same language.
Do you work with hotels or with vacation rentals?
Both, and often for the same owner. The pricing method is the same discipline; the tools are different, because a hotel manages segmented demand across a PMS, an RMS and a central reservation system, while rentals usually price per unit through a channel manager.
Can you share local case studies from Miami?
There are no client case studies or testimonials published on this site, and none have been invented to fill the gap. References from previous work are available on request, in a call. What is published in full is the working method: the guides and the articles.
