What is required from you

The audit needs a form. The work needs data.

The free audit only needs what fits in a form: property type, city and market, number of rooms and your booking website. What comes after needs access to your own numbers.

  • Read access to your PMS, or exports from it
  • Access to your channel manager and booking engine, or someone on the team who has it
  • Historical data: at least the last full year of bookings by channel and rate plan, where it exists
  • Your current rate plans, room types and any contracted or negotiated rates
  • Someone with authority to approve changes, so decisions do not sit in a queue

If part of that does not exist yet, that is common and it is not a blocker. It simply becomes the first piece of work.

No. Plenty of independent hotels run a solid pricing strategy without one. The work runs inside the PMS, RMS, CRS and channel manager ecosystem you already have, and any tool recommendation is tailored to your operational reality, your team and your commercial goals. The right technology stack amplifies a strategy. It never replaces one.

Is revenue management different for a hotel and a short-term rental?

The discipline is the same, the tools are not. Hotels manage segmented demand across a PMS, an RMS and a central reservation system. Short-term rentals and vacation rentals usually price per unit through a channel manager, with less built-in segmentation. Both need demand-based pricing, channel mix control and length-of-stay rules, applied through different technology.
