Booking.com and Expedia will not let you sell until four blocks are complete and consistent: legal and tax data, property details, photos, and rates. Profit Guest Services loads them in that order, because a new listing rarely stalls on a big problem. It stalls on a tax number typed wrong or one photo that fails review.

The checklist, in order

  1. Legal and tax. Legal entity name exactly as registered, tax or VAT number, local registration or license number if your city requires one, and a bank account in that same name.
  2. Property data. Address with an accurate map pin, real room sizes, bed setup, maximum occupancy, check-in and check-out times, and cancellation, child and pet policies. Load identical answers on both.
  3. Photos. High resolution, landscape, no watermarks, logos, text or collages, and every room type covered, not just the best one.
  4. Rates and connectivity. Rate plans, restrictions and channel manager mapping tested before you open dates you can honor.

What stalls onboarding most often? A name that does not match across the contract, the tax registration and the bank account. Check those three first.
