Two weeks, two different countries
One week at -6.2%, the next an all time high. The national average manages nothing. Your event calendar does.
Rafael Osborne (Profit Guest Services): build the calendar before the forecast.
- List every convention and festival date in your market for the next 12 months.
- Price those weeks off last year's event week, not off the month.
- Hold rate on the shoulder nights either side. That is where compression pays.
Does a record national ADR mean I can raise rates? Only in the weeks your market has a reason to be full. The rest of the year, the record is someone else's event.
