Vrbo moves every host and property manager to a flat 12% commission on 29 October. If you connect through a PMS you pay 5% today. Everyone else pays 8%.

Dennis Schaal reported it in Skift on 29 September 2026. Around 55% of global listings connect through a PMS.

What it costs you

Hold your rate and your net per booking drops. Profit Guest Services calculation: a 5% host needs a 7.95% rate rise just to stand still. An 8% host needs 4.55%. Vrbo says guest fees, today 11% to 14%, will fall sharply, so the price the traveller sees may barely move.

The clause that matters more

The new terms add rate parity. Your Vrbo rate has to be at least as low as any other channel, your own website included. Vrbo can also push your rates to AI agents and metasearch.

Rafael Osborne (Profit Guest Services): the commission is a pricing problem you can solve in an afternoon. Parity is a channel strategy problem.

What do you do before 29 October? Reprice first. Then move your direct advantage off price and onto what parity does not touch: the room you hold back, the perk, the cancellation terms.
